The Acquisition of the Giulio Cesare Hotel in Rome

Legália advised the owner and manager of Rome’s Hotel Giulio Cesare on their sale to French hotel group Centaurus.

This transaction marks Centaurus’s entry to the Italian market. The hotel will soon undergo an 18-month refurbishment phase to see its grand reopening in mid-2024 under the Maison Albar Hôtels brand, becoming a new luxurious five-star destination. The transaction also confirms the uptrend of the real estate and hotel market in post-COVID Italy.

Being the first acquisition in Italy for the buyer and the first sale by the seller, who owned the hotel since 1969, made this transaction very challenging from a legal and negotiating perspective and, at the same time, a rewarding experience in terms of achievements.

Legália advised the sellers in both the negotiation and execution phases of the transaction with a team led by founding partner Vito Vittore with Massimiliano Silvetti and Michele Trocano and with the collaboration of Giorgio Scaglione. On fiscal and accounting matters, the team was assisted bySalvatore Ferri and Marco Carloni of Studio Ferri, Minnetti & Associati. Chiomenti advised the buyer with a team composed by partner Antonio Sascaro with Alfredo Vitale, Manuela Cerulli and Umberto Previti.
