ADVISER INTERVIEW The team at Wildgen Why is this a good deal for all involved? ALFA Hotel has been a landmark of the city of Luxembourg since the 1930s, a hotel and a place of tradition. The planned reopening, which is scheduled for 2021, of ALFA Hotel will combine the history with the future and will offer travellers a pleasant time and will give the station area a little more shine. The successful transaction shows that it was always the goal to reopen the hotel, to renovate the hotel and to find a long-term and reliable partner. With this reopening, all parties have demonstrated their highest degree of professional collaboration and are proud to have made it possible. The deal is not only a positive signal and an important statement from Marriott Group to the city and the country, as the group is not yet represented in Luxembourg, but also to the ALFA Hotel as well as to the ALFA Hotel operator, our client, and their advisor. Mevlüde-Aysun Tokbag and her team once again demonstrated their professionalism in the context of complex projects, transactions and negotiations. We are proud to be a part of this deal and bring back a piece of history in connection with the future. What challenges arose? How did you navigate them? The deal was challenging due to the respective needs of the owners and lessors of the ALFA Hotel on one side but also the details required for the operation and management of the deal in accordance with the Marriott Group standards. Through experience, know-how and motivation of the team, headed by Mevlüde-Aysun Tokbag, we have guided our client (ALFA Hotel) through this transaction and will also be accompanying it in further transactions. Transaction Report ALFA Hotel Luxembourg in Successful Negotiations With Mariott Hotels In May 2019, the owners of the Alfa building at the Luxembourg Central Station, ALFA PLACE DE LA GARE S.A. and ALFA GESTION S.A., successfully signed a long-term lease agreement with a Luxembourg company. The ALFA Hotel will be renovated and subsequently run by Marriott as LUXEMBOURG MARRIOTT HOTEL ALFA. The reopening is scheduled for 2021. Wildgen assisted Luxembourg ALFA Hotel in successful negotiations with Marriott Hotels. Partner Mevlüde-Aysun Tokbag and her team assisted the different parties in the transaction with the Marriott Group, by assisting with the structuring, the negotiations of the hotel management deal, the due diligence and the financing of the contemplated renovation according to Marriott’s standards.
